Italian real estate lawyer: buying, selling and inheriting property in Italy
Avv. Renato Giuseppe Fiorentino · Ordine degli Avvocati di Napoli
Studio Legale Fiorentino assists foreign buyers, sellers and heirs with property in Italy, in Campania, Rome and Puglia and across the country. You can work with us at a distance: documents online, phone, WhatsApp and video call.
Don’t speak Italian? Automatic Italian–English translation
Meetings are held in Italian. If you speak English, in the Google Meet video call we can turn on automatic voice translation between Italian and English.
- You need a computer: translation is not available from a phone.
- The translated voice comes a few seconds late; translation lasts up to 90 minutes.
- At the start we ask you to agree to have your voice translated.
- It is an automatic tool and can make mistakes, especially with names, numbers and technical terms: if something is unclear, ask us to repeat. After the meeting you receive a written summary.
- Phone and WhatsApp calls have no translation: on WhatsApp we send you the Meet link.
- The meeting is not recorded.

Buying property in Italy: what we check
- Ownership and title: who owns the property and whether mortgages, liens or claims exist.
- Planning and cadastral compliance: whether the building and its works match permits and cadastral records.
- The preliminary contract: terms, deposit, deadlines and conditions before the deed.
- The deed before a notary and the taxes due, which differ depending on the type of purchase.
- A tax code (codice fiscale) is needed to buy; we explain how to obtain it from abroad.
Selling or inheriting property in Italy
- Sale of an inherited house: acceptance of the estate, succession declaration and transfer to the heirs before selling.
- Co-ownership between heirs: agreement, division or sale when the property cannot be divided.
- Irregularities (works without permit, cadastral mismatches) that can block a sale.
Leases, condominium and disputes
Rent not paid, eviction, condominium resolutions and costs, boundaries and adverse possession: we assist owners who live abroad and cannot follow the matter in person. When a signature is needed, we explain how to give a power of attorney from your country, with the formalities that apply (for example an apostille).
